Where are your homes located?
Our vacation homes are set in private locations ranging from a large manicured lawn with outdoor play set, gorgeous sand dunes, night lit pool & tennis court, and tall pine forests. We currently have homes available in Westhampton Beach, Watermill, East Quogue, Quogue and Southampton. They range from walking distance to 10-minute drive to beach & town. Please contact us directly for information on homes we have in certain towns or if a particular home sparks your interest. You may also click on the map image on our website.

Are there any amenities included in our rental?
Each of our homes has a full set of dishes, cookware, a range top, self-cleaning oven, microwave, refrigerator, dishwasher, silverware, plates/bowls, coffee maker, blender, salt and pepper, a propane BBQ, grilling utensils and brush, and wine & champagne glasses. Also included at each of our homes are all the linens plus bath and beach towels, a washer and dryer and at least one TV with cable and a DVD player, alarm clocks, beach chairs and an umbrella. Each house comes equipped with deck furniture. Our little extras include assorted fun board games, informal libraries of summer reading and wireless Internet access. If you have young children, by prior arrangement you can have a pack-n-play at no additional charge. Our homes are cleaned before you arrive by a professional cleaning crew.

How are your homes furnished?
The best way to answer this question is for you to come out and see our homes. Each house is designed with maximum tasteful comfort in mind. We like our homes to be happy places for relaxation. Most of our furnishings and linens come from stores like Pottery Barn, West Elm, Crate and Barrel, Jonathan Adler, Horchow, Gumps and Ralph Lauren Home.

What should I bring?
We provide you with the basics to have a great getaway! We start you out with basic cleaning supplies and paper goods. All of our homes are stocked with linens, towels, pillows and blankets. However, if you prefer a particular type of pillow or laundry detergent, etc. you should bring it.

What are your home rental fees?
The fee for rental periods vary. All short-term house rental fees include regular care of the grounds and landscaping, regular swimming pool service, cable television and phone with the exception of long distance telephone usage. Rentals over 27 days require you to put cable, phone, electric, oil & gas utilities in your name and require you to maintain the grounds & pool. Do you accept short-term rentals?
Yes- we do accept short-term rentals although we give priority to our seasonal rentals. Booking for our Summer Rental season begins in the winter months, so earlier the better to get the time & house you prefer.

Do you offer Winter Rentals?
Yes- all of our homes are winterized.

When do rental periods begin?
Please plan to arrive anytime from 3:00 p.m. - 8:00 p.m. If you need to make alternative arrangements please contact us directly at least 24 hours ahead of time.

What time is departure?
Departure is no later than 11:00 a.m. as we must prepare the house for our next arriving guests. If this will be a problem please contact us well in advance so we can make alternative arrangements.

Do you provide cleaning services?
Our homes are cleaned before your arrival by our expert cleaning crew. If you would like to arrange for periodic cleaning throughout your rental please contact us and we will arrange at an additional charge.

Are beach passes included in our rental?
Beach passes can be arranged with advance notice on long-term [one month or more] rentals. Obtaining a beach pass involves getting a rental permit first. The process can take 4 to 6 weeks, necessitating payment in advance. Beach passes are not always possible on short-term rentals, but we will try. Keep in mind, there are many fine beaches in the Hamptons that charge daily parking fees and are open to all.

Are pets permitted?
Pets are permitted with prior arrangement only at our discretion in all of our homes with the exception of Dune Road. We ask that you discuss this at the time of booking your vacation. An additional security deposit is required if you are bringing your pet(s). Please keep in mind that dogs are not permitted on most beaches in the Hamptons.

Is smoking permitted?
Please refrain from smoking inside our homes: we will provide you with outside ashtrays. If you smoke in our homes an extra cleaning fee will be deducted from your deposit.

How do we make arrangements to see your homes?
Please contact us via email- we answer our email very promptly. We would love to show you our homes and with the maximum amount of notice we can do so at your convenience.

How far in advance do you take reservations?
We accept reservations for our homes up to one year in advance. Please make reservations early as prime dates and seasonal rentals often book far ahead of time.

How do we pay for our rental?
All rentals must be paid in full before your rental begins. We accept cash and checks received in time to clear our bank before the rental begins. For each rental we will hold a security deposit that is promptly returned after your rental, minus any damage or extra cleaning.

What is your cancellation policy?
We must have 100% of the funds necessary for your rental up front before you are given access. Once payment is received there are no refunds.
